Buyer profile

Define the constraints before ranking properties.

A useful international shortlist starts with the buyer’s objective, total exposure, market flexibility, timeline, intended use and comfort with ownership and delivery risk.

Why the buyer profile is required

Without buyer constraints, a shortlist is only a catalogue. The profile gives each property file a reason to remain—or a reason to be removed.

  • no automatic recommendation from a score alone;
  • no guarantee of yield, appreciation or resale;
  • no reservation request before the relevant file is reviewed.

How the profile is used

The purpose is exclusion before recommendation.

Review the method

The profile is not a personality quiz and the internal lead score is not an investment rating. It helps prioritize response and identify which information must be verified before a property file deserves attention.

01

Remove incompatible structures

A buyer profile helps exclude ownership models, payment schedules, delivery stages and use restrictions that do not match your actual constraints.

02

Rank evidence, not imagery

Property files can then be compared by documentation, delivery, total cost, operating logic and exit conditions instead of promotional presentation.

03

Make uncertainty explicit

Unknown completion details, unsupported rental assumptions and unclear legal points remain visible rather than being rewritten as certainty.

After submission

A staged review instead of an immediate sales push.

01

Buyer-profile review

Objective, total budget, market flexibility, timeline, use case and risk comfort are checked for contradictions or missing constraints.

02

Market and structure filter

Markets, ownership routes and delivery stages that do not fit are removed before individual property files are compared.

03

Property-file ranking

The remaining files are ranked by source completeness, buyer fit, delivery evidence and explicit risk notes.

04

Focused buyer brief

When the evidence is sufficient, the most relevant files are explained before any reservation or sales discussion is considered.

What the buyer profile cannot establish

Suitability still depends on project-specific documents, current availability, contractual terms, local legal advice and the buyer’s own tax and financial position.
